In a post penned for the Atlanta Business Chronicle's Real Talk blog, Hartman Simons partner Jeremy Cohen says ground-up retail development is returning.
Here's a key excerpt from Cohen's blog:
[The] process of buying, improving and flipping existing centers worked quite well for a few years, but as the saying goes, all good things must eventually come to an end. More and more folks began to chase the same deals, and the prices of existing centers inevitably rose — to the point that the deals that could lead to nice profits became fewer and farther between.
Given all that, lo and behold, good old-fashioned ground-up development is back on the radar.
